Why soft washing matters for painted walls

In Narva and across Ida-Virumaa, most buildings are painted or have painted render — panel-building façades, timber cladding on private homes, fences and gates. When a wall like that starts to darken, the first instinct is usually the same: rent a pressure washer and turn it up to full. That's the most expensive mistake you can make on a painted surface.

Paint is a thin layer built to protect what's underneath, not to withstand several hundred bar of water pressure. Pressure can't tell paint from what has grown on it — both disappear together.

What happens to paint under high pressure

A jet arriving at 100–200 bar finds every microcrack in a paint layer — and every façade has them, from sun, cold or simple age. Water gets forced through those cracks into the substrate, where it sits between layers of render or timber. As it dries and then freezes on the next cold night, that trapped water expands and pushes the paint layer loose from underneath — the result is blistering and peeling that often shows up weeks after wash day, not on it.

Even where paint doesn't lift outright, high pressure leaves visible streaks and dull patches instead of an even sheen, because it wears the top layer of paint unevenly. On render, a nozzle held too close also etches grooves that stay visible for good.

Why a painted wall darkens in the first place

Most of what looks like dirt on a painted façade isn't dirt at all — it's living growth: green algae, blue-green algae and mould, taking hold in the microscopic pores of the paint layer. Narva and Ida-Virumaa's damp climate, long autumn and limited direct sun on north-facing walls make close to ideal conditions for it.

That's also why a north wall goes green far faster than a south one — the difference isn't dirt, it's how long the surface stays damp. Under eaves and above windows, where rain never reaches to rinse it naturally, black mould often builds up because the surface stays wet there longer than on the rest of the wall.

How soft washing cleans a painted surface

Soft washing puts no pressure on the paint at all — water arrives at roughly garden-hose force (3–15 bar). Instead, the method carries a purpose-made cleaning solution onto the surface and lets it dwell for a few minutes. The solution gets into the algae and mould cells and kills them, rather than knocking them off the top.

After the dwell time, the surface is rinsed at that same low pressure. The dead growth and solution wash away, but the paint layer is never loaded any harder than ordinary rain would load it. That's why there's no blistering, no peeling and no dull patches — the surface just comes clean.

Why this matters more in Narva and Ida-Virumaa

Narva's panel-building façades are mostly painted render or panel, and repainting an entire building's façade is a major cost an apartment association plans years ahead for. Maintaining that façade with regular soft washing pushes that cost much further out — not because washing replaces paint, but because it prevents the premature wear that high pressure would otherwise cause.

Being close to the Narva River and the Gulf of Finland means damper air and a longer autumn than further inland, giving algae and mould more time to grow. Local winters also swing between frost and thaw — exactly the cycle that makes water forced behind a paint layer by high pressure most dangerous. In practice, that means the cost of the wrong method is higher here than in a milder climate.

   A green or grey-green tinge, not dark blotches

   This is almost always algae or lichen sitting on the surface, not the paint ageing. Soft washing removes it completely.

   Black spots under eaves or above windows

   Localised mould growing where the surface stays damp longest. Usually confined to one spot rather than the whole wall.

   A chalky powder that comes off on your hand

   The paint itself ageing (chalking). Soft washing cleans the surface but won't stop the process — a protective treatment is worth considering here too.

   An evenly dull or blotchy surface with no obvious dirt

   Often a mark left by a previous wrong wash — high pressure has worn the surface unevenly. At this point only fresh paint will fix it.

One proper soft wash costs a fraction of an early façade repaint — and the result looks better than a quick high-pressure fix.

How we clean a painted façade

At the walk-through we first check the condition of the paint: whether it's sound, chalking, or already lifting in places. On sound paint we use our standard soft wash solution. Where the paint is already vulnerable, we adjust the solution's strength and dwell time so the surface is never overloaded.

Before washing we soak and cover planting, rinse the area afterwards, and check the result in daylight, since faint marks show up best at a low angle. The walk-through and quote are free.
